Lease
A lease agreement in which the lessor agrees to allow the lessor to use a movable or immovable property for a specified period of time, in exchange for a price that the other party also agrees to pay. Several clauses are also mandatory.

Security deposit
The amount of the security deposit depends on the type of tenancy: for unfurnished accommodation, it is generally set at 1 month's rent excluding charges, while for furnished accommodation it can be as much as 2 months' rent excluding charges. Cautionnaire
A guarantor is a person who undertakes to pay the rent for you in the event of your insolvency. The guarantor must complete a ‘deed of guarantee’, and provide a copy of their identity document and a copy of their last tax assessment.

Leasehold repairs
This covers routine maintenance and minor repairs that are the responsibility of the tenant for the duration of the lease.

Inventory
This document describes the condition of the property and its equipment when the tenant moves in. A new inventory of fixtures will be drawn up when the tenant leaves and returns the keys. In the event of a dispute, comparing these 2 documents will establish the responsibilities of each party.

Advance notice
Requests for early departure from rented accommodation are made by giving notice. This refers to the letter of termination that you send to the landlord to let him know that you are leaving the property. - Unfurnished accommodation: standard period of 3 months Reduced to 1 month in high pressure areas (Paris, Lyon, Marseille, etc.) or for personal reasons (professional transfer, loss of job, allocation of social housing, state of health). No notice required in the event of insalubrity (bailiff's report required). - Furnished accommodation: fixed period of 1 month, whatever the reason or geographical area. Formalities: Notice must be given : - by registered letter with acknowledgement of receipt - by bailiff's writ - hand-delivered against receipt. The period runs from receipt of the notice.

Power of attorney
A power of attorney is a written document in which you give someone you trust the power to act on your behalf. You can give someone you know power of attorney to carry out an inventory of fixtures on your behalf. This must be done in writing to your manager.

What payment methods are available?

The maintenance of the furniture provided is the responsibility of the tenant. In the event of damage, you will be responsible for replacing it.

Who is affected by the housing household?
The tenant is responsible for the day-to-day upkeep of the property. It is your responsibility to clean the property regularly.

When do I get my deposit back?

What should I do if I have a problem with an item of equipment in furnished accommodation?
Check that it is being used and maintained correctly, using the tutorials in your customer area. If the problem persists, you should send a message to your manager via the messaging system. Our technical service is on hand to help. Please note: if, after intervention, it turns out that the fault was your responsibility, you may be billed for the cost.

What to do in the event of water damage?
Try to find the source of the leak. If it concerns a tap and the leak persists, please turn off the water as soon as possible. If the leak is in the drain, the seal on a sanitary fitting, a tap or the float on your toilet flush, it is your responsibility to repair/replace it.
